In contract theory and economics,&nbsp;<strong>Information Asymmetry<\/strong>&nbsp;deals with the study of decisions in transactions where one party in a transaction is in possession of more information than the other. Typically, that imbalance means that the side with more information enjoys an advantage over the other party.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2) Defects in the house may be hidden from the Buyer, and only known to the Seller. Also, Seller may not know all the defects. In the Purchase Contract, this is referred to as \u201cNTMK\u201d (Not to my Knowledge). Otherwise known as \u201cIgnorance is Bliss.\u201d The burden is on the Buyer to \u201chunt\u201d for the defects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3) There is an&nbsp;imbalance of information&nbsp;initially, but the Home Inspection uncovers the defects and attempts to \u201clevel the playing field.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">4) After closing, the Seller typically will not be responsible for&nbsp;problems the Buyer does not discover.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/oahure.com\/oahu-real-estate\/wp-content\/uploads\/2023\/06\/roof.jpg\" alt=\"\" class=\"wp-image-695\" width=\"1179\" height=\"884\" srcset=\"https:\/\/oahure.com\/oahu-real-estate\/wp-content\/uploads\/2023\/06\/roof.jpg 600w, https:\/\/oahure.com\/oahu-real-estate\/wp-content\/uploads\/2023\/06\/roof-300x225.jpg 300w\" sizes=\"auto, (max-width: 1179px) 100vw, 1179px\" \/><\/figure>\n\n\n\n<h5 class=\"wp-block-heading\">Is there a better process?<\/h5>\n\n\n\n<p class=\"wp-block-paragraph\">A Home Inspection initiated by the Seller will increase the confidence of the Buyer, reduce the time on the market, and lower the unknown risks faced by the Buyer.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A good analogy is the game of Poker versus Chess. In Poker, cards are hidden from both parties to enable \u201cbluffing\u201d and \u201cguessing\u201d as part of the game. In Chess, all the chess pieces of both parties are on the chess board and there is full transparency of information. A Seller\u2019s Inspection is like playing Chess instead of the current process which is akin to playing Poker.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Unlike Chess, Poker has hidden information (the opponent\u2019s hole cards). PHIL BRAY\/NETFLIX \u00a9 2020<\/p>\n\n\n\n<h5 class=\"wp-block-heading\">Why play Chess (Seller\u2019s Inspection) instead of Poker (Buyer\u2019s Inspection)?<\/h5>\n\n\n\n<p class=\"wp-block-paragraph\">1) Allows Seller to shop for reasonable costs of repairs for defects to justify a higher price point. This is part of the strategy of \u201cFlipping\u201d a house.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2) Allows Seller to replace broken items often at less cost than negotiated Seller credits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3) Avoids \u201c11th hour\u201d surprise negotiations with Buyer which may kill the deal. The Buyer will have the Seller\u2019s Inspection Report as well as the Buyer\u2019s Inspection Report. These Reports will have a high probability of all visible defects for the property. This is a strategic way of supplementing the SRPDS (Sellers Real Property Disclosure Statement) and mitigates the \u201cNTMK\u201d position.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">4) The purpose is to achieve a balance where both parties have access to&nbsp;complete knowledge of the property. This minimizes the \u201cInformation Asymmetry\u201d problem.<\/p>\n\n\n\n<h5 class=\"wp-block-heading\">What percentage of Home Inspections are Seller\u2019s Inspections?<\/h5>\n\n\n\n<p class=\"wp-block-paragraph\">Based on casual conversations among Home Inspectors, it is 5-10% of Home Inspections.
